Property Code: 7-717. There are very few spots in the centre where one can be minutes from Kolonaki, Exarcheia, Strefi Hill and Alexandras Avenue, without living inside the noise that usually accompanies these areas. Neapoli is one of these rare exceptions. An old Athenian neighbourhood that has retained its human scale. Where streets are still shaded by trees, small cafés coexist with historic bookshops and daily life takes on a rhythm very different from what one expects so close to the historic centre.
It is precisely here that the 2026 renovation of a particularly well-maintained 70 sq.m. apartment on the third floor of a 1965 six-storey, nice and well-maintained building, with a lift, was completed. No attempt was made to turn it into something it is not. Instead, all those elements that give personality to quality Athenian homes of the period were preserved: the authentic oak herringbone flooring, which was sanded and restored to its original vibrancy, the wooden internal doors that were discreetly renewed with modern metal handles, and the generous proportions of the spaces, which are rarely found in newer constructions.
The living room and dining area unfold in a single, bright space thanks to two large openings leading to the front veranda. The pass-through connecting the living room to the kitchen acts as a natural continuation of the two spaces, allowing the home to remain open and social without losing its functionality. The kitchen is equipped with new MDF constructions and provision for built-in oven and hob, while it features both a window and an independent balcony door to the same veranda.
In the private zone of the apartment one finds a quiet bedroom with access to a side balcony, a bathroom with a modern shower, and impressively large storage spaces: wardrobes, an internal storage room and two lofts that cover the needs of permanent living without compromise.
Comfort is completed by central oil heating that operates normally, two modern Nitto Electric air conditioning units, energy-efficient Alumil windows with double glazing and insect screens, new awnings, a security entrance door and a new electric water heater. There are no window shutters installed.
The result is a home that does not try to impress with excess. It impresses because it is correctly balanced.
Neapoli has always been one of the most intellectual neighbourhoods of Athens. Here lived poets, painters, sculptors, writers and people who shaped the Greek artistic scene. From Nikolaos Gyzis and Giannoulis Chalepas to Kostis Palamas, Grigorios Xenopoulos, Karolos Koun and Elli Lambeti, the area has retained a character that is still felt today in its small squares, independent bookshops, cafés and neighbourhoods spreading between Lycabettus and Strefi Hill. Today it remains one of the few places where one can walk daily to Kolonaki, Exarcheia, Panepistimiou or the historic centre, while maintaining the feeling of an authentic Athenian neighbourhood.
