Property Code: 7-690. In Kalamaki, the sea does not need to be visible from the window in order to change the way you live.
It is enough that it lies on your route: the afternoon walk, the morning swim, the stroll that begins without any particular plan and ends on the coastline of Alimos. On this side of the city, the choice of home is not only about how close you are to the beach.
It is also about what awaits you when you return home.
On the third floor of a four-storey 1985 building, on a 378 sq.m. plot, a dual-aspect top-floor apartment of 91 sq.m. is offered for sale, with two bedrooms, a generous front terrace and its own closed parking space.
The layout has a characteristic that becomes apparent from the first visit: daily life is concentrated at the front, while the bedrooms retain their own zone at the rear of the residence.
In 2022 the wall separating the kitchen from the living room was removed and in its place an open-plan space with a kitchen island was created.
The change was not limited to the appearance of the home.
It altered the relationship between the spaces: cooking, dining and company can now coexist, rather than being isolated in different rooms. From the living room, the balcony doors lead to the wide front terrace measuring approximately 7 × 3 m.
With a surface of around 21 sq.m., it is an outdoor space that can accommodate a proper table and seating — an essential additional point of daily life, especially during the months when life in Alimos moves outdoors. The two bedrooms have access to a shared rear balcony.
One main bathroom with bathtub and an independent WC serve the residence, giving flexibility both to a couple and to a small family or to anyone who needs a second room for working from home.
The residence was significantly remodelled in 2022: in addition to the unification of kitchen and living room, electrical works were carried out, the WC was renewed and aluminium windows with double glazing, insect screens and electric shutters were installed.
The intervention coexists with materials from the original home: marble, parquet, wood and tiles on the floors.
Thus the apartment is not presented as fully reconstructed; it does, however, offer a more open contemporary layout and significant upgrades at the points that affect its daily use.
It features autonomous central oil heating, a solar water heater, energy class D, a security entrance door, alarm system, video intercom, awnings and a bioethanol fireplace.
Also a closed parking space of 12.5 sq.m. and a storage room of 3 sq.m. are coming with the title. The third floor is served by a lift of older construction.
Kato Kalamaki has the daily infrastructure of an organised neighbourhood — shopping, schools, services and transport — together with proximity to the coastal zone of Alimos.
Akti tou Iliou, the marina, the tram and the seaside promenade shape a way of life that is not limited to the summer months. Approximately 100 m from the sea and with a sale price of €340,000 through PANTOU REALTORS, the apartment is offered at approximately €3,736 per sq.m., without a separate price being attributed to the closed parking and storage.
For a buyer examining owner-occupation, the proposal combines a surface of 91 sq.m., two bedrooms, a second WC, a large terrace and closed parking, with part of the remodelling works already partially completed.
For exploitation through long-term rental, an indicative initial positioning could be examined in the region of €1,200–€1,400 per month.
Who, then, would not want a top-floor apartment with a remodelled day space, 21 sq.m. front terrace, closed parking and the coastline of Alimos within its daily radius?
